Irina Saltykova sold an apartment on Prechistenka where «Brother 2» was filmed

Intermark Urban Real Estate CEO Kristina Tomilina told TASS about this. According to her, the apartment in building 40/2 on Prechistenka had been on sale for more than five years and set a record for time on the market.

Tomilina said that the owner was hoping for an additional premium because of the apartment’s history, but it was not possible to find a buyer on such terms. She added that the sale was slowed by the finish, which did not fully meet the expectations of buyers looking for a modern renovation, and by the price-to-quality ratio.

The apartment has an area of 124 sq. m. It includes a living room, two bedrooms, a kitchen-dining room, a walk-in closet, and two bathrooms.

The building was reconstructed: the floors were replaced and an underground parking garage was added.

The founder of the “BezFiltriv” real estate agency, Rigina Gordeeva, called the price of 965 thousand rubles per sq. m for this location market-based, without overpricing. In her estimate, depending on the condition of the apartment, its market value may be in the range of 100–125 million rubles.

Gordeeva also believes that the media story of such a property in Russian realities more often attracts attention than noticeably affects the final price. According to her, a buyer with such a budget usually focuses on the asset’s value rather than the legend around it.

Tomilina added that the apartment was sold this summer, but the final deal amount is not known.
